We previously instructed Patrick to identify and negotiate a 10-year lease at 55 St James’s Street which was a new scheme back in 2015.
Our 5,000 sq ft offices have proved an excellent London HQ for our mining business and with the lease nearing expiry in January 2026, we appointed Transact London to negotiate the terms of a new lease and secure additional rent free. Patrick’s detailed knowledge of the building and other tenants’ strategies proved invaluable in leveraging the best outcome for Ferrexpo.
Having re-negotiated our previous Covent Garden lease, we engaged Transact London to identify larger and better-quality offices within the local area.
They were able to ‘steal a march’ on other occupiers by delivering us an ‘off market’ floor at the new Floral Street office development and negotiated significant rent-free savings and lease flexibility. Their approach and negotiations delivered up an excellent London office that the staff love.
We previously instructed Patrick to search the West End for our offices, before re-negotiating a short lease extension at our existing offices.
He was subsequently appointed at Transact London to identify our new UK HQ close to Oxford Circus which provided 6,000 sq ft of offices and showrooms. He found and negotiated an excellent deal for us to take ground floor space at 60 Charlotte Street which was a vast improvement on our current accommodation and ideal to showcase our various fashion brands. We are excited to be moving to the new building in the next three months.

We’ve been working with Patrick since 2018 when we decided to relocate from the City to the West End and engaged him to explore all property options across Central London that provided 30,000 sq ft ideally on a single floor. He negotiated a new lease on our current Victoria offices and subsequently helped our private equity firm to successfully sub-lease surplus offices on favourable terms.
